Unit 4, Point Four Trading Estate, Avonmouth

We negotiated the contract to refurbish Unit 4, Point Four Trading Estate, Avonmouth. Works included a full scaffold to the rear, handrail to the front / flank elevations, and internal netting to the underside of the asbestos roof. The roof lights were then replaced by our specialist sub-contractors, roof and gutters cleaned, cracked sheets overlayed and gutter joints renewed with Giromax system. Windows were replaced with new uPVC. The cladding to the front and rear was repaired and resprayed using a Giromax coating. Various brick work, repointing and concrete repairs were completed. The roller shutter door was overhauled and redecorated. Internally, the office and WC areas were refurbished, including full redecorations, replacement vinyl and carpet tile floor coverings fitted, WC’s received new ventilation, water heaters and sanitary ware. Electrics were tested through, regularised and remedial works completed including re-lamping of various light fittings. New electric heating was also installed. In the warehouse, drainage alterations by the previous tenant were removed and put back as intended originally, following a full CCTV drainage survey. Various minor and major brickwork and structural repairs were made, including the rebuild of 5nr. columns and 3nr. 6 meter high bays adjoining one of the neighbouring units. Some further making good was carried out to walls and floors and the area received a full redecoration including specialist epoxy resin floor coating. Challenges included inclement weather, managing overspray when decorating the cladding, and delays due to client needing to obtain party wall consent, following discovery of structural issues to party wall once works had started on site. The specified works were successfully completed with a short break while party wall consent was gained.
