24&25 Westmead Industrial Estate

Following a competitive tender process, in August 2020 we were awarded the 16 week contract to undertake refurbishment of two adjoining industrial units at Westmead Industrial Estate, Swindon. The two units which totalled over 20,000 sq.ft had been vacated over 12 month prior to works starting. They were both in a dilapidated state of repair with extensive former tenant fit out that required removing in order to reinstate the units back to FRI condition. Externally works included cladding and roofing repairs, replacement capping's and trims where required, and gutter linings. A full clean down and redecoration using specialist spray applied coatings to all cladding, windows, doors and roof sheets. Following a drainage survey, we were instructed to complete additional remedial / repair works. Trees were pollarded and general soft landscaping cut back and tidied. Areas within the car park were ground off and tarmacadam resurfaced including relining. Block paved car parking bays and slabbed footpaths also relaid back to level and concrete hardstanding's repaired and replaced where required. Plant areas were secured with new palisade fencing and gates. Internally both units were fully stripped out including additional office content previously built by the former tenants. Making good was completed upon completion of the strip out works. Mechanical and Electrical systems were amended to suit the new layouts, including overhauling and replacement where necessary including all new lighting throughout all areas. The warehouse areas received a deep clean, full redecorations including resin floor coatings. Sectional loading doors were all overhauled. Office and circulation areas were fully redecorated, replacement ceiling grids and tiles, new floor coverings and tea point installations. W.C’s were fully refurbished including IPS systems, sanitary ware, tiling, decorations and replacement ceiling grid and tiles. The project was completed late November 2020 on programme ready for the new incoming tenant, Network Rail. The works were procured to us under a JCT Intermediate Contract with Contractors Design and the final account was just over £600,000. Throughout the project our team worked closely with the client. Due to a tenant being found as the project was being instructed there were extensive changes to the scope of works. Our transparent collaborative approach was key throughout this process and the engaged and passionate team ensured the additional works were delivered within programme.
