This extensive refurbishment transformed a 40,000 sq.ft unit previously occupied by Augusta Westland Helicopters into three demises (2x 10,000 sq.ft and 1x 20,000 sq.ft), improving its let-ability.
Internal Works: Full strip-out, including asbestos removal and utility service upgrades; Structural alterations to remove office spaces and integrate into warehouse areas; Cut & Carve for the creation of new WCs and kitchens on the ground floor and offices on the first floor, including a new stair core for the central unit; New finishes: plastering, joinery, suspended ceilings, and office fit-outs; Mechanical & electrical (M&E) installations: new incoming supplies, switchgear, small power, LED lighting, electric panel heaters, and mechanical ventilation; Full warehouse floor refurbishments, including diamond grinding, slab repairs, and new industrial resin coatings.
External Works: Complete replacement of asbestos roofs with insulated Kingspan roof sheets, roof lights, gutter linings and capping; Repairs and respraying of cladding, replacement of windows and doors (including sectional shutter doors); Repairs to service yards
