Challenge

This high-specification office fit-out required the transformation of part of the 4th floor into open-plan offices, meeting rooms, lab spaces, a café/breakout space, huddle rooms, and communication rooms. 

The city-centre location posed logistical challenges, including weekend road closures for contract lifts and access restricted to a single service lift. As the building was live with multiple operational tenants, close coordination with stakeholders was essential to minimise disruption. 

Sourcing high-end materials from international suppliers introduced further complexity, with fluctuating exchange rates impacting costs.

 

Approach

To overcome these challenges, our team maintained close liaison with the USA based client and stakeholders to plan and manage works with minimal disruption to tenants. 

Weekend road closures and service lift schedules were carefully coordinated. 

Early engagement with suppliers ensured the timely delivery of materials, and meticulous planning allowed for the smooth execution of advanced technical installations.

The project included CAT A modifications and CAT B services, with installations of exposed mechanical & electrical (M&E) systems receiving decorative cladding and wrapping for a high-end finish. Advanced technical installations were carefully coordinated with bespoke solutions. 

Interior finishes sourced from the USA, Italy, and Spain enhanced the aesthetic appeal, while the café and breakout spaces offered functionality and style. 

Strict noise and disruption controls were implemented to accommodate operational tenants.


Sustainability

Energy-efficient M&E systems were incorporated into the design, reducing operational costs and environmental impact while aligning with modern sustainability standards.

Results

The project was delivered within the 20-week timeframe, meeting the client’s requirements and achieving the high-end finish specified. The fully refurbished office space now offers modern, functional, and visually striking environments for its users.
