Challenge

The challenge was to transform a 1960s concrete-framed office building in central Bristol into a leading modern co-working space while preserving parts of the building’s character facing the Georgian Square while extensively modernising throughout.

The structure, featuring a mix of outdated materials, including an obsolete crittall curtain walling system to a large part of the exterior, required significant refurbishment. 

Additionally, the project faced delays due to planning challenges, extending the original timeline. In addition the works were phased so that the client could remain operational throughout the project.

Approach

Our approach focused on meticulous planning works over two phases to enable the client to remain in operation throughout. 

During Phase One, we addressed the structural challenges of extending the building upwards and upgraded the façade to the rear of the Faux Georgian side of the building, ensuring the design was sympathetic to the building’s original character while modernising its functionality. 

As we neared completion of Phase One, we carefully planned the transition to Phase Two, allowing the client to relocate seamlessly into the newly refurbished areas. This approach ensured minimal disruption to the ongoing operations of the building while maintaining our commitment to quality and safety.

To deliver this complex project, we applied our expertise in managing live environments and tight city centre sites. 

? The building’s obsolete façade was carefully deconstructed and replaced with a modern yet sympathetic design, integrating high-performance materials that complimented the other side of the building’s faux Georgian aesthetic. 
 
? Inside, we transformed the outdated office space into a vibrant co-working hub, focusing on creating open, flexible areas that would inspire collaboration and innovation.
 
? Throughout the project, we maintained rigorous communication with the client, ensuring that the phased handover was smooth and that any unforeseen challenges were promptly addressed.

This collaborative approach allowed us to complete Phase One within the extended 60-week timeline and transition seamlessly into Phase Two.

During Phase Two, our team worked diligently to refurbish the remaining live office areas, completing the project within the 32-week programme and enabling the client to realise their vision for Origin Workspace fully.

Sustainability

Throughout the project, sustainability was a core focus. 

We implemented eco-friendly construction practices, including the use of sustainable materials and energy-efficient systems such as heat recovery, solar panels, electric car charging and solar, to reduce the building’s carbon footprint. 

The refurbishment process itself, which avoided complete demolition, significantly minimised waste and environmental impact, aligning with our commitment to responsible construction.

Results

The project was delivered successfully, transforming the outdated building into a modern, functional workspace that met the client’s vision. 

Despite the initial delays, both phases were completed within their respective timelines, with the building remaining operational throughout the process. 

The result is a vibrant co-working space that blends modern amenities with the squares historical charm, providing an inspiring environment for its occupants.

Special design features

A key design feature was the integration of a modern façade that complimented the building’s 1960s faux Georgian-inspired architecture used to complete the Georgian Square. 

The use of high-performance materials ensured the building met contemporary standards for energy efficiency.

Additionally, the interior fit-out focused on creating flexible workspaces, incorporating exceedingly well-styled interior design elements that enhance productivity and collaboration.
