Challenge

The South Bristol Sports Centre suffered significant fire damage, requiring the demolition, rebuild, and refurbishment of the gym building and squash courts. 

The project faced complexities, including:

? The need for a swift reconstruction.
? The integration of modern facilities within the existing structure.
? The seamless continuation of works initially started by another contractor who had entered administration. 

The COVID-19 pandemic further challenged the project timeline with a national lockdown, causing an unforeseen site closure.

Approach

Our approach was rooted in strong collaboration and meticulous planning. 

We began Phase 2 by demolishing the fire-damaged areas and laying new foundations, followed by constructing a steel frame and precast concrete first floor. 

Simultaneously, we engaged closely with the client, loss adjusters, and tenants to ensure that the transition from the previous contractor of incomplete Phase 1 was smooth and all stakeholder needs were addressed. 

Despite the challenges posed by the pandemic, our team remained flexible, working with the client to agree on an extended timeline that ensured the safe and successful completion of the project.

We successfully secured Phase Two following competitive tender involved the complete demolition of the fire-damaged sections, followed by the construction of a robust structure featuring a steel frame, an SFS wall system with an insulated render, and a traditionally tiled roof. 

Internally, the space was transformed with a new gym, changing areas, and a first-floor function room, all fitted out with high-quality finishes, including M&E installations, carpentry, and specialist flooring for the squash courts.

When the client approached us to take over the Phase One works following the former contract entering administration, we conducted a comprehensive assessment of the remaining works and swiftly mobilised to complete them. 

These works included preparing the restaurant/bar area for tenant fit-out, additional changing room refurbishments, and a new first-floor gym area. 

Despite the challenges presented by the pandemic, our transparent and collaborative approach ensured that all works were completed to the client’s satisfaction within the extended timeline.

Sustainability

We employed sustainable construction practices, including the use of insulated render systems and energy-efficient M&E installations, including energy-efficient mechanical ventilation, Air Conditioning, and LED lighting, reducing the building’s operational carbon footprint. The refurbishment also minimised waste by reusing existing structures where possible.

Results

The project was successfully completed in July 2020, delivering a fully refurbished and modernised sports facility. 

Despite the complexities of taking over part completed works from a previous contractor and the impact of the COVID-19 lockdown, the final result exceeded client expectations, providing a state-of-the-art leisure environment for the community.

Special design features

The project featured specialist flooring in the squash courts, providing enhanced performance and durability. The use of a steel frame and SFS wall system ensured the new structure was both resilient and energy-efficient.
