Challenge

The Grade II listed 11-13 Tyndall’s Park Road required extensive refurbishment after its acquisition by the University of Bristol from the BBC. The project demanded a balance between preserving historic features and modernising the space to create functional office accommodation. 

Challenges included addressing the building's age, undertaking asbestos removals, and navigating new working practices and material shortages during the Covid-19 pandemic.

Approach

Our team worked closely with the University of Bristol. A collaborative approach allowed us to identify practical solutions to challenges, ensuring that the project remained on schedule while maintaining the highest standards of craftsmanship.

The refurbishment works included:

Protection and refinishing of retained finishes

Strip-out of suspended ceilings, floor coverings, chattels, and fixtures

Asbestos removals and tanking of the basement area

Complete replacement of mechanical & electrical (M&E) systems, including data cabling

Hydraulic lime plaster and plaster cornice repairs

Overhaul of sash windows, doors, and joinery

Installation of new vinyl and carpet floor coverings

Refit of kitchenettes and WCs

Roof repairs, including replacement of asbestos soffits with hardwood

Stone repairs, retaining wall reconstruction, and external landscaping

Installation of a new Disability Discrimination Act (DDA) ramp and upgrades to the external fire escape staircase

Renewal of paths and updated landscaping for front elevation, including cycle storage and decorative iron safety railing works

 

Sustainability

The project incorporated energy-efficient M&E systems, durable materials, and enhanced cycle storage, supporting the University's sustainability goals and reducing the environmental impact of the refurbishment.

Results

Despite the challenges of new working practices and shortages that came with the COVID-19 pandemic, the project was completed on time in September 2021. We delivered a fully modernised, high-quality office environment while preserving the building’s historic character. The refurbished space now serves as a functional and aesthetically appealing workspace for the University of Bristol.

The works showcase the expert craftsmanship of our team, with detailed repairs to hydraulic lime plaster, cornices, and sash windows, ensuring the building’s heritage features were preserved and enhanced.
