Challenge

The project involved a Landlord CAT A refurbishment of a 7,300 sq.ft first-floor office suite, including communal area upgrades, with works undertaken in a live building occupied by a ground-floor tenant. 

Delivering high-quality results within a tight 10-week programme required precise coordination and planning to minimise disruption while adhering to a detailed scope of works that included internal and external improvements.

Approach

Our team worked closely with the client's consultant HTC, and other stakeholders to ensure seamless delivery of the programme. 

By prioritising proactive communication and careful planning, we successfully coordinated works around the live environment and operational tenants to maintain progress while minimising disruption.

The project included extensive external and internal works:
Externally:

Roof repairs and replacement of louvres

Decorations to fixtures, fire escapes, and joinery

Replacement of external lighting

Overhaul of windows and landscaping, including car park yield-up

Communal Areas:

Refurbishment of the communal stairwell, including bespoke timber wall panelling, ceiling baffles, decorations, and upgraded floor coverings

Installation of new LED lighting

1st Floor Office Suite:

Refurbishment of dedicated W.C.s and shower facilities with new sanitaryware, IPS panels, tiling, and fixtures

Upgraded breakout area with new metal frame (MF) ceiling, flush inset LED lighting, large kitchen, and Amtico flooring

Office upgrades included energy-efficient LED lighting with passive infrared (PIR) sensors, ceiling tile replacements, and redecoration throughout. The existing carpet was retained, and mechanical ventilation with heat recovery (MVHR) units were serviced and repaired.

Sustainability

Energy-efficient LED lighting with PIR sensors, along with upgrades to MVHR systems, improved operational efficiency and reduced the building’s environmental footprint. Landscaping and car park yield-up further enhanced the sustainability and usability of the site.

Results

The project was completed on time and within budget in October 2022. The refurbished office suite and communal areas were handed over to the client, delivering a high-quality, energy-efficient space ready for tenant occupation.

Special design features

Bespoke timber wall panelling and ceiling baffles in the stairwell added a high-end finish to the communal areas, complementing the modernised LED lighting throughout.
