Challenge

Following a competitive tender process, we were appointed to carry out extensive external fabric works and a full internal refurbishment of the upper floor offices at 9–18 Bath Street, Bath.

The project presented significant logistical challenges due to the busy historic city centre location, necessitating close collaboration with Bath and North East Somerset Council. Despite these complexities, the project was completed successfully, revitalising a key property in the heart of Bath.

Approach

Externally, scaffolding was erected across all elevations and roof levels to facilitate the refurbishment and redecoration of sash windows, the replacement of single-ply flat roof coverings, and essential fabric maintenance. A temporary site compound was established on the adjacent pavement to manage skips and material deliveries efficiently, minimising disruption to the surrounding area.

Internally, the upper floors were transformed into modern, functional office spaces. The access stairwell and second and third storeys were fully refurbished, beginning with the strip-out and demolition of heavily compartmentalised floor plates. Improvements included new carpentry, suspended ceilings, complete redecorations, new carpeting, a refurbished lift car, new LED lighting, and a regularised power layout.

The WCs were reconfigured and fully upgraded with new IPS panels, cubicle systems, vanity units, suspended ceilings, LED lighting, and vinyl flooring. Shower and changing facilities were added, featuring White Rock wall finishes, suspended ceilings, LED lighting, and vinyl floors. Kitchenettes were also modernised with new kitchens, vinyl flooring, suspended ceilings, fresh decorations, regularised power layouts, and LED lighting.

Results

This comprehensive refurbishment has breathed new life into the historic building, blending modern functionality with respect for its heritage. The refreshed external façade enhances the property’s kerb appeal, while the internal upgrades provide comfortable, practical, and energy-efficient office spaces. The project was delivered on time and within budget, overcoming the challenges of working in a busy city centre location.
