Challenge

 

The project at Euroway Industrial Estate involved the full refurbishment of a 1980s Industrial Unit, including a replacement roof.

The primary challenge was the tight 16-week programme, made more complex by the risk of removing and replacing the asbestos roof during unpredictable weather conditions. 

Ensuring the project remained on schedule required meticulous planning, robust communication, and proactive problem-solving.

 

Approach

 

Our approach centred on careful forward planning and close coordination with our supply chain partners. We built strong, trusting relationships with the client and team, ensuring open communication lines and the ability to act swiftly when needed.

 

We undertook the roof replacement with detailed temporary works to mitigate weather-related risks, ensuring the integrity of the building was maintained throughout. 

The electrical systems and air conditioning was renewed, including the warehouse lighting being upgraded to modern energy-efficient LED systems. 

Despite the complexities, our team’s dedication to maintaining the schedule ensured that the project progressed smoothly, with all tasks completed within the 16-week timeframe.

 

Sustainability

 

We prioritised sustainability by upgrading the buildings roofing and curtain walling using modern thermally efficient products.

We also replaced lighting, air conditioning and heating to energy-efficient systems plus installed EV charging facilities in the front car parking area.

By carefully managing the asbestos removal process to ensure minimal environmental impact, reflecting our commitment to responsible construction practices.

 

Results

 

The project was completed on time in December 2023, meeting the client’s expectations. The refurbished unit was handed over to a satisfied client, with all objectives achieved within the agreed timeframe and budget, highlighting the success of our collaborative approach.

 

Special design features

 

The project included the refinishing of the existing warehouse polished concrete floor. The process involved grinding the existing top surface, chemically densifying, diamond polishing and guard finishing coat.
