Castlebridge Investments sought to reposition the ground floor of Building 3, transforming a traditional office environment into a hospitality-led workplace environment. The new space was to include a premium reception, hospitality and tenant amenity space that would enhance the overall workplace experience and increase the building's appeal to occupiers.
This design-led commercial refurbishment project involved the complete strip-out of the ground floor to create a new central reception, coffee hub, meeting facilities and social workspace. Delivery was complicated by the need to undertake extensive structural alterations, including the formation of a new entrance within the existing façade, while integrating modern building services, access control and fire safety systems into the existing structure.
All works were carried out within an occupied commercial building, requiring careful management of access, safety, logistics and disruption throughout a tightly programmed 14-week construction period.

Working closely with Helme + Partners, Wotton Donoghue Architects, M&E designers and specialist subcontractors, our team coordinated structural alterations, building services upgrades and high-specification fit-out works within a live environment.
Early procurement of specialist joinery, finishes and the signature coffee installation helped maintain programme certainty, while close collaboration with the client team enabled ongoing design development, variation management and specification refinements throughout the project.
The project delivered a complete transformation of the ground floor into a contemporary reception, hospitality and social workspace environment centred around a new arrival experience and tenant amenity offering. A new feature entrance, reception desk, coffee bar, meeting facilities and social seating areas were combined with upgraded building infrastructure, access systems and life safety systems to create a high-quality workplace destination.

The complete strip-out of the existing ground floor, returning the space to shell condition through the removal of partitions, ceilings, floor finishes, building services, tenant installations and existing kitchen facilities ahead of the refurbishment works.
Creation of a new feature entrance and arrival experience, including the formation of a new façade opening, installation of a structural steel goalpost frame, structural supports and lintels, automatic sliding glazed entrance doors, standing seam clad entrance surround, and associated drainage and threshold works.
Construction of a new reception, coffee hub, meeting room and back-of-house accommodation, incorporating acoustic stud partitions, Crittall-style glazed screens, MF plasterboard ceilings and the integration of mechanical and electrical services throughout the new layout.
Delivery of a high-specification interior fit-out featuring a bespoke reception desk with integrated lighting, a custom-built coffee bar with Dekton worktops and feature tiling, upholstered booth seating, integrated power and connectivity, feature wall panelling, Karndean flooring, Modulyss carpet tiles, bespoke rugs, entrance matting and premium decorative finishes throughout.
Extensive mechanical, electrical and technology upgrades, including a new electrical distribution board, power and data infrastructure, feature lighting schemes, SONOS audio systems, TV integration, HVAC modifications, air curtain installation, heating and plumbing upgrades, a Category L3 fire alarm system, access control, CCTV and associated building services works.
Installation of a Scanomat Top Brewer coffee machine as a key tenant amenity feature, complete with integrated iPad controls and dedicated plumbing, power and supporting infrastructure.
Completion, commissioning and external improvement works, including final decorations, glazed door installations, testing and commissioning of building services, paving and drainage reinstatement, builders' cleaning, snagging and site demobilisation.
