Challenge

This refurbishment of office spaces for UWE's library team required transforming existing areas into modern, functional workspaces. 

The project involved significant structural and aesthetic upgrades, including asbestos removal and alterations to the wet heating system.

Delivering these improvements within a 13-week programme demanded careful coordination and planning to minimise disruption in this high-use academic facility.

Approach

Our team adopted a structured approach, focusing on early stakeholder engagement and efficient scheduling. By sequencing the works strategically, we ensured that key milestones were met on time while maintaining clear communication with the client to address challenges as they arose.

The refurbishment included:

Demolition of redundant walls to optimise the office layout

Safe removal of asbestos in compliance with regulations

Uplift of existing floor finishes and installation of new suspended ceilings

Alterations to the wet heating system to accommodate the revised layout

Creation of new office spaces using lightweight partitioning systems

Installation of a new kitchen and tea point for staff use

Full re-wiring and installation of a new lighting system

Addition of new doors and access control systems for security

Installation of new blinds, floor finishes, and comprehensive redecorations throughout

 

Sustainability

Energy-efficient lighting systems and careful reuse of materials wherever possible ensured the project aligned with UWE’s sustainability objectives, minimising environmental impact while delivering a high-quality result.

Results

The project was completed in September 2024. The refurbished spaces provide a modern and functional working environment for the UWE library team, meeting both operational and aesthetic needs.
