Challenge

21CBS was appointed to deliver the complete roof replacement of Carrswood Adult Day Centre while the facility remained fully operational throughout the programme.

The existing zinc roof had failed and required full replacement. However, the structural load capacity of the existing roof structure was unknown, preventing the loading of materials onto the roof and requiring carefully planned temporary works and enhanced safety controls. The project also faced logistical challenges due to restricted access via a single approach route from Watery Lane.

Working within an occupied adult care environment introduced additional considerations around noise, dust, access management and safeguarding. The programme was further complicated by winter working conditions, requiring robust weather protection measures to maintain progress and protect the building.

Approach

Our team developed a carefully phased delivery strategy to maintain safe access and minimise disruption to service users and staff throughout the programme. 

Working within a live care environment, 21CBS carefully managed logistics, access restrictions and out-of-hours activities to support ongoing operations. 

Close collaboration with the client and design team ensured design developments were successfully incorporated while maintaining programme momentum.

The works included:

Full strip and replacement of the existing failed zinc roof

Installation of a new standing-seam aluminium roofing system

Installation of a hybrid insulation solution designed to retain existing roof levels

Re-sizing of existing internal gutters

Replacement of internal gutters throughout the building

Internal ceiling decorations associated with gutter replacement works

External rendering repairs

External painting works

Installation of a Haki 750 temporary roof system

Scaffold safety measures including alarm systems and secure compound management

Mono-ridge roof detailing modifications

Installation of vertical insulation solutions

 

Sustainability

The replacement of the failed roof with a modern aluminium standing-seam system provides a durable, long-life roofing solution with reduced maintenance requirements. The introduction of upgraded insulation improves the building's thermal efficiency and supports improved thermal efficiency and reduced energy loss over the life of the facility.

Results

The project was successfully completed while maintaining uninterrupted operation of the adult day centre throughout the programme.

Through active liaison with centre management, site inductions, stringent safety controls and effective noise and dust mitigation measures, the project team successfully protected the wellbeing of staff and service users while delivering the works.

The completed aluminium standing-seam roof, upgraded insulation and replacement gutter systems provide a durable, high-performance roofing solution that will significantly improve long-term building performance, weather protection and maintenance requirements. 

Despite winter working conditions and programme variations, the works were successfully delivered with agreed delay events and variations incorporated into the final account.

Special design features

A key design feature was the hybrid insulation strategy, which allowed thermal performance improvements while retaining existing roof levels. Combined with the Haki 750 temporary roof system, this approach enabled major roof replacement works to proceed safely and efficiently within a fully operational day centre.
