JCT Minor Works Building Contract with Contractor’s Design 2016

Challenge

The project involved the refurbishment of an existing gym facility within a live and secure energy sector head office environment. Delivering the works within an occupied site required careful planning, coordination and stakeholder engagement to minimise disruption to day-to-day operations while maintaining safe access throughout the programme.

Additional complexity arose from the need to comply with the client's enhanced health and safety standards, which exceeded typical site requirements and demanded close collaboration throughout the project to ensure full compliance. The works also included the investigation and remediation of historic subsidence issues, requiring structural interventions to provide a stable foundation for the refurbishment works.

Approach

Our team prioritised clear communication and close coordination with the client and stakeholders, implementing phased works to ensure minimal disruption. Careful scheduling and logistics planning enabled efficient delivery in the secure environment, maintaining the safety and functionality of the surrounding facilities throughout the project.

The refurbishment included:

Temporary works to support the existing structure

Underpinning and mini-piling works to address historic subsidence

Construction of a new plant room complete with built-up standing seam cladding

Installation of new mechanical & electrical (M&E) systems

Refurbishment and installation of new shower blocks

Upgraded cycle storage

External glazing replacement

Full decoration and fit-out of the fitness studio and gymnasium

All works were executed with a focus on quality and attention to detail, ensuring the space met the client’s operational and aesthetic requirements.

Sustainability

Energy-efficient systems were incorporated into the M&E design, reducing operational costs and environmental impact while aligning with modern sustainability goals.

Results

The project was completed in June 2024. The refurbished gym provides a modern, functional, and safe space for employees, aligning with the client’s standards for high-quality facilities.

Special design features

The new plant room, constructed with built-up standing seam cladding, and the upgraded M&E systems ensure long-term functionality and operational efficiency for the facility.
