JCT Intermediate Contract with Contractors Design Portion 2016

In July 2019 we were awarded the 42 week Phase Two contract to undertake demolition, rebuild and refurbishment of a fire damaged gym building and squash courts. Following the demolition of the fire damaged section of the building traditional foundations and pads were completed, concreate poured slab and steal frame erected. The first floor consisted of a precast concrete plank slab. The fabric consisted of a SFS wall system with insulated render and traditionally cut and tiled roof covering. Internally the area was fully fitted out comprising of new gym, w.c and changing areas and 1st floor function room. Works included M&E, dry lining, ceilings, carpentry, decorations, floor coverings. The squash court area also received a new specialist sprung floor.

The client approached us in November 2019 to negotiate the completion of the Phase One works which were under construction by a other contractor who had just entered in to administration. Working closely with the client team we completed a full assessment of the works left to complete, successfully agreed costs and started these works in January 2020. Generally the completion works comprised of preparation of a restaurant / bar areas for onward tenant fit out, forming of new / additional changing room refurbishments, new 1st floor gym area and lift works. Works included completion of M&E installations, lift works, installation of new flooring and decoration on completion.

The project was completed July 2020 following a 10 week mutually agreed extended programme to cover the additional works and a 3 week site closure following the Covid-19 break out and national lockdown. The works were procured to us under a JCT Intermediate Contract with Contractors Design Portion 2016 and the final account was just north of £1.7m.

Throughout the project our team worked closely with the client and project stakeholders which included the tenant and loss adjusters. Our transparent collaborative approach was key along and the engaged and passionate team maintained positive constructive relationships throughout and beyond completion.
